Now, while some early birds are already ticking off their holiday lists, many are eagerly waiting for the official kick-off of the Black Friday frenzy next week. And let's be real, with the way costs are rising, who isn't looking for a deal to stretch those hard-earned dollars?

According to the brainiacs over at BCG consulting group, a whopping 74% of shoppers are on the hunt for deals that'll make their wallets happy – whether online or in-store. And this year, it's all about hefty discounts. "Shoppers are eyeing price cuts of at least 30%," they reveal.

🏠 Landlord's $23K Fine to NC State Students Sparks Investigation! 🕵️‍♂️

Hey there, real estate aficionados! Today, we're diving into a story that might just make you raise an eyebrow (or two). It's about Evagelia Eustathiou, a landlord with a penchant for pink slips and an appetite for fines. She's currently under the magnifying glass of both the North Carolina Attorney General's Office and the Real Estate Commission. Why, you ask? Well, she's handed a whopping $23,000 bill in fines to some unsuspecting NC State students.

Let's turn the pages back to where it all started. Tyler Parziale, a former tenant and one of those on the receiving end of these fines, shares his tale. "Moving in was the beginning of a weekly showdown," Parziale recalls. "She was all about early wake-up calls, room inspections, and getting on our case about everything - including the furniture we owned!"

Parziale and his housemates found themselves swamped with letters, fining them for, believe it or not, things as simple as shoes on the floor! “We pretty much thought we were part of some bizarre reality show,” he joked. They tried to put a stop to it by sending a letter back, but it seems their plea fell on deaf ears.

Despite several knocks on her door for a comment, Evagelia and her legal posse have been as silent as a mime at a library.

The cherry on top? A homemade beer die table that apparently racked up $18,250 of the total fine. "By the end of our lease, we were staring at a bill for $23,000 – just for having some fun on our porch," Parziale says, still in disbelief.

While one former tenant saw their bill reduced to about $4,796, Parziale and the others weren't as lucky. But, it seems Evagelia isn't pushing too hard for the payment. "We're mostly just ignoring her demands now," Parziale admits.

Michael Avery, staff attorney for Student Legal Services, is no stranger to Evagelia's antics. "We know her and her company, Apollon LLC, pretty well – and not for good reasons," Avery says. "Her name pops up often, and it's usually about tricky communications, unexpected visits, and questionable claims."

Avery believes the media attention and the staggering amount of the fine have turned the spotlight on Evagelia, prompting the Attorney General's Office and the Real Estate Commission to step in. "In my years here, I've never seen a fine even close to this magnitude," he adds.

For those feeling the heat from Evagelia, Avery encourages filing complaints with both the Attorney General’s Office and the Real Estate Commission. And for students looking to rent, he offers some sage advice: "Come talk to us first. If there's a notorious landlord on our radar, we'll let you know so you can make an informed choice."

Turkey Thawing 101 by Butterball:

Refrigerator Thawing:

• Keep it breast side up, wrapped, on a tray in the fridge (under 40 degrees F).

• Plan for a day of thawing for every 4 pounds of turkey.

• Keep it in its original wrapper on a tray.

• Use it within four days after thawing.

Cold Water Thawing:

• Thaw breast side down, wrapped, in enough cold water to cover your turkey.

• Change the water every 30 minutes. If it's not fully covered, rotate every 30 minutes.

• Estimate 30 minutes of thawing per pound of turkey.

Is Your Turkey Done Yet? Check These Temps:

• 180°F in the thigh

• 170°F in the breast

• 165°F in the stuffing
